This is the service I built specifically for homeowners who don't want to manage two separate real estate transactions with two separate agents on two separate timelines — they want one person who sees the whole picture and manages it as a single, coordinated plan.

One Plan, Not Two Transactions

Instead of treating your sale and your purchase as two unrelated deals, I map them out together from the start: what your South Florida home is likely worth, what that translates to in Central Florida buying power, and what sequence of events gets you from one home to the other with the least amount of stress and financial risk.

Sell + Buy, Timed Together

Every client's ideal sequence is different. Some need to sell first to fund the purchase; others want to secure their new home before listing, to avoid a stressful gap. We'll talk through contingent offers, rent-back arrangements, and bridge strategies, and choose the approach that matches your comfort level and finances — not a one-size-fits-all playbook.

Moving Resources

Once the real estate side is mapped out, the physical move still has to happen. I keep a working list of movers, downsizing and estate-sale professionals, and other resources that past and current clients have used, so you're not starting that search from zero on top of everything else.

A Single Point of Contact

Throughout the process, you're talking to one person who already knows your full situation — not re-explaining your circumstances to a new agent on the other end. That continuity is, in my experience, the single biggest thing that makes this kind of move feel manageable instead of overwhelming.

Is this a separate, additional cost on top of a normal sale or purchase?

No — the concierge approach is simply how I structure my service for clients who are both selling and buying. We’ll talk through compensation clearly and transparently before you commit to anything.

What if I only need help with one side — just selling, or just buying?

That’s completely fine too. Many clients start with just one side and decide on the other later. The concierge approach is available whenever you’re ready to coordinate both.

How far in advance should I start this process?

Earlier is almost always better, even if you’re six months to a year out. Starting early gives us more flexibility in sequencing the sale and purchase and more time to explore Central Florida communities without pressure.

Do you help with anything beyond real estate, like the actual move?

While I’m not a moving company, I maintain a list of trusted mover and downsizing-service referrals from past clients, and I’m happy to point you in the right direction as part of the overall plan.
