Buy in Central Florida
Shopping for a home hours away from where you currently live has its own challenges — you can't just swing by after work to see a new listing. I built my buying process around that reality, so you can search confidently from Miami-Dade or Broward and know exactly what you're walking into before you make the drive.
Touring From Afar
Not every trip north needs to happen in person, especially early on. I regularly do live video walkthroughs for out-of-town buyers — walking a property room by room on a video call so you can ask questions in real time and rule properties in or out before investing a whole weekend in a trip. When you do come up to tour in person, we make the most of it with a focused, well-planned itinerary.
New Construction vs. Resale
Central Florida and the Space Coast have a lot of active new construction, which is a genuinely different buying process than a resale home — different timelines, different negotiation dynamics, and different things to watch for in a builder contract. I'll walk you through the honest tradeoffs: a new build often means lower maintenance and modern systems but less negotiating room and a longer wait; a resale home often means more character, an established neighborhood, and the ability to move in faster. Neither is automatically better — it depends on your priorities.
Understanding Your Community Options
Whether you're drawn to a legally age-restricted 55+ community, a low-maintenance HOA neighborhood, or a classic single-family street with no restrictions at all, we'll talk through what each option actually means day to day — amenities, fees, rules, and lifestyle — so you choose based on real information, not assumptions.
Financing & Closing From a Distance
I work with lenders and title companies experienced in helping out-of-area buyers close smoothly, including remote online notarization where available, so distance doesn't have to complicate your closing.
